We conduct extensive research and diligence on acquisition targets, and don’t proceed with a purchase unless each of our criteria are met during the diligence phase. GETTYSBURG / BATTLEFIELD KOA, PA

Situated just five miles from downtown Gettysburg, Gettysburg/Battlefield KOA gives you access to all the local attractions while ensuring you have a peaceful camping experience.

Goodland KOA, KS

Located just 3/4 of a mile off of I-70, the Goodland KOA is a peaceful, award-winning campground filled with green lawns, mature shade trees, and beautiful flowers. With a range of RV sites, tent sites, cabins with A/C and free WIFI it’s the perfect place to recharge after a long day on the road while also offering local attractions such as the High Plains Museum and the Arikaree Breaks for outdoor enthusiasts.

Green River KOA, UT

The Green River KOA was a value-add campground we purchased in 2018. It was already in the KOA system but had upside potential through 1) upgrading RV sites to high-end deluxe patio sites and increasing nightly rates; 2) upgrading RV site utilities to be compatible with larger RVs and increase occupancy; 3) expansion of the existing park by adding 16 new RV sites; 4) landscaping upgrades to increase the overall curb appeal of the property; and 5) remodeling the general store to improve retail sales. As a result of these updates, within 4 seasons revenue was up almost 90%. Sold in October 2023 at a 2.7x exit multiple.

Richfield KOA, UT
