Our Story

KCN started when Kevin Thueson purchased the Green River KOA in 2018. Kevin had left his job as an Auditor at PriceWaterhouseCoopers, convinced that he could find a way to incorporate his love of the outdoors with a career in real estate. He spent the first season he owned Green River living in a 100-square-foot camping cabin onsite at the park, undertaking the changes, upgrades, and improvements he’d envisioned during the purchase process.

As the business grew, so did the plan to scale and buy more parks, so Kevin turned to his high school friend and college roommate, Cam Bowen. Cam had moved to Texas for graduate school and had been investing in real estate while simultaneously building a wealth management business. Over 10 years, Cam had built a portfolio of single-family and multi-family rentals with over 100+ doors. Based on Cam’s history of building a large real estate portfolio and raising capital from equity and debt partners, Kevin approached Cam with the idea of partnering and buying additional campgrounds.

The summer of 2020 brought the opportunity to buy both the Richfield KOA and Vernal / Dinosaurland KOA, each located in Utah within just a few hours from the Green River KOA. Both parks closed in December 2020, and, similar to Green River, each was purchased with a specific upgrade and improvement plan in place. Implementing these plans began immediately, with a 32-site expansion in Richfield breaking ground just a few weeks after closing.

Fast forward to 2021 on a warm summer night at the Green River KOA. Kevin and his daughter Joie were hosting friends Nate Thompson and his daughters, Isabelle and Madeline. Joie and Isabelle went to school together in Seattle, and the Thompsons were on their annual summer road trip. Kevin was hosting at Green River, and everyone was enjoying the stay. Soon the conversation got around to the campground business overall. Nate had led numerous real estate projects in his past – working with investors to build multi-family and commercial property portfolios. From that conversation, things moved quickly, and before you know it, Nate joined the team as well, and we formed the current incarnation of KCN!

In 2022, KCN expanded significantly with the acquisition of four KOA Campgrounds, bringing our operations into new markets and regions across the U.S. We added the Goodland KOA in Kansas, the Wisconsin Dells KOA in Wisconsin, the Sheridan / Big Horn Mountains KOA in Wyoming, and the Sweetwater KOA in Tennessee. These parks were each selected for their unique appeal and strong potential for upgrades, and we immediately set to work improving the guest experience with site expansions, amenity additions, and facility enhancements.

In 2024, our momentum continued with the addition of the Gettysburg / Battlefield KOA in Pennsylvania, located just minutes from one of the nation’s most iconic historic sites. This acquisition allowed us to offer guests a unique blend of outdoor recreation and rich American history.

In 2024, we expanded into Arkansas with the acquisition of the Hot Springs National Park KOA, a park nestled in the scenic Ouachita Mountains and just minutes from historic downtown Hot Springs. This campground offers visitors convenient access to a wealth of recreational opportunities, including mountain biking, scenic lakes, and state parks that provide opportunities for boating, fishing, and hiking.

In April 2025, we welcomed the Elizabethtown / Hershey KOA in Pennsylvania into the KCN family. Nestled in the countryside of Lancaster County, this campground has long been a favorite destination for families and travelers exploring or passing through Pennsylvania. With 50 acres of lush wooded trails, swimming pools, mini-golf, and convenient access to Hersheypark, the Elizabethtown / Hershey KOA blends nature and convenience, making it an ideal stop for both short getaways and extended vacations.

With these additions, the KCN portfolio grew into a national presence, reflecting our commitment to identifying and improving some of the most unique and beautiful outdoor hospitality properties in the country.
